Can’t Get Your Offer Accepted? Consider This…

Without question, the Real Estate market is tough for home buyers. Multiple offers, competition with cash buyers, escalating home prices, inadequate inventory and insanely limited showing times are all plaguing buyers in today’s Real Estate environment. It’s difficult to remain positive in the face of these unprecedented market conditions. Those who succeed are faced with the understanding that home sellers hold most of the cards, consequently contract terms will as likely as not, lean in the seller’s favor. There are certainly tips and strategies to make your offer stronger and more attractive and oftentimes they are successful, but the fact remains that your offer to purchase will probably be just one of many that the seller will have to choose from.

I’ve talked with numerous clients about considering the purchase of a New Construction home. Some are unable to wait the 6, 8, sometimes 12 months that contractors currently require to complete a new home, but that’s where a good relationship with various builders comes in handy. On several recent occasions I’ve been able to locate a spec home, or a newly completed home for which the buyers have ‘fallen out’ and the property is available and ready for occupancy. On the other hand, if you are able to delay your move, a New Construction home built to your specifications and tase is well worth the wait!

This home was purchased by a client who I’d been working with for more than 2 years. He was a long-time renter and a Veteran, with a very specific wish-list, and planning to use his VA loan benefit. This would be the first home he had ever purchased and he wanted to be completely confident in his decision. I had suggested on more than one occasion that he look at the possibility of buying a new-build home. At the time he was hesitant because of the long wait, but ultimately, was unable to locate a resale home that met his needs or a seller willing to accept a VA offer. A couple things to note- builders rarely list their properties in MLS so you won’t find the majority of available New Construction homes on Zillow, Realtor.com, Real Estate company sites or other aggregate home-buying web sites. And it’s important to know that builder costs are rising as well with supply chain issues still on the horizon.

As an investment, the purchase of new construction homes has proven to be lucrative. One Chandler, AZ condo buyer realized $100,000 equity at the time of closing. Another clients’s property value for a golf community home increased so much that they are selling even before they’ve moved in and building another right around the corner. The client above is moving in with a home value $50,000 more than he paid several months ago.
