Yesterday I met a homebuyer that was referred to me to get pre-approved by a
#realtor, they asked me if they needed to pay a real agent if the seller won’t... (they
heard on the news they didn’t have to)
This was my response:
Yes. You do. Yes, you want representation, (it is similar to your spouse's Attorney to
represent you in a Divorce matter) the listing agent will not help you negotiate or do
the following 91 tasks for you.
The conversation ended quickly, and we moved on to pre-approval. (This is how I
handed them... I think we got to #13 on the list and they saw 80 more tasks and
realized they self-discovered they needed a buyer’s agent lol) Jim Barker

Top 3 Reasons Why Homes Do Not Sell

Let's get started here by acknowledging the obvious... Location is the most important factor when determining value and sale-ability. That said, you no longer control that. Your house is where it is, and you want to sell it. Clearly, most homes on busy streets, backing up to power lines, or surrounded by commercial and industrial businesses will take longer and be more difficult to sell. I acknowledge that.

The following three factors, and some combination of them, are why 98% of residential homes do not sell. Here they are.

1. Price. Simply put, you need to be honest with yourself. You need to listen to your agent, especially if they have done their homework. Many homebuyers are more educated about price than homesellers because they've been looking at similar or nearly identical homes to yours, for 3, 6, 12, and some over 24 months. So when your agent suggests $499,000 as an ask price, and you insist on $575,000, everyone except you knows the house is overpriced. And if you get that one buyer from another planet who gives you your asking price, it will not appraise. Then you likely start all over. My first real estate manager told me, "Price fixes everything", and it nearly does.

The ROI you get from doing this will be enormous. When I list a home, I go room by room with my clients, offering suggestions in order to maximize the impact each room has on a buyer.

3. Access. I've seen some listings that were so difficult to get into, James Bond could not have got inside. Yes, it is still your home, but it is now a commodity. Top 3 Reasons Why Homes Do Not Sell

Lets get started here by acknowledging the obvious...  Location is the most important factor when determining value and sale-ability.   That said, you no longer control that.  Your house is where it is, and you want to sell it.  Clearly, most homes on busy streets, backing up to power lines, or surrounded by commercial and industrial businesses will take longer and be more difficult to sell.  I acknowledge that.

The following three factors, and some combination of them, are why 98% of residential homes do not sell.  Here they are.

1.  Price.   Simply put, you need to be honest with yourself.  You need to listen to your agent, especially if they have done their homework.  Many homebuyers are more educated about price than homesellers because theyve been looking at similar or nearly identical homes to yours, for 3, 6, 12, and some over 24 months.   So when your agent suggests $499,000 as an ask price, and you insist on $575,000, everyone except you knows the house is overpriced.  And if you get that one buyer from another planet who gives you your asking price, it will not appraise.   Then you likely start all over.   My first real estate manager told me, Price fixes everything, and it nearly does.

Yesterday I met a homebuyer that was referred to me to get pre-approved by a #realtor, they asked me if they needed to pay a real agent if the seller won’t… (they heard on the news they didn’t have to)
This was my response:
Yes. You do. Yes, you want representation, (it is similar to your spouse's Attorney to represent you in a Divorce matter) the listing agent will not help you negotiate or do the following 91 tasks for you.

Yes, professional real estate agents are today's matchmakers because they can match the buyers to their real estate needs and wants. These agents:

Live in the area, think local
Know the Market Trends such as days on market, property values, etc.
Advise on resources from inspectors, lenders, title company, etc.
Understand the real estate contractual process
Continue their professional development through experience, classes and certification
As the source of the source, have sources out of area agents may not have
To find that perfect best matchmaker to help you with your real estate needs, then invest the time to do your research. That investment of time will save time in the long run as you look for that vacant land for a future home to an existing home because of downsizing, relocating or your first time home.

P.S. Real estate is more than marketing. The real work starts when that residential purchase contract is executed and that is when the various clocks start ticking.
