At the end of the day, understanding how incentives work can save (or cost) you tens of thousands of dollars.
Mortgage Interest Rate buydowns are the big story. A builder-paid 2/1 buydown on a $400,000 loan can take a 6.25% market rate down to 4.25% in year one. That’s roughly a $496/month difference in your first year of home ownership — money that goes straight back into your budget rather than the builder’s profit margin.
Flex credits are a significant perk. Some national builders active in the Phoenix market are offering up to $45,000 in promotional value that you can direct toward closing costs, a permanent rate buydown, or a straight price discount. Typically, this is based on using the builder’s preferred, in-house, or affiliated lender.
Design-Studio Credits (custom features, style adjustments and appliances) and closing-cost assistance round out these packages, though the exact terms vary by community and market shifts, so what’s on the table in Queen Creek today might look different in San Tan Valley next quarter.
Here’s the end game. Stop comparing only the list price and start comparing monthly payments. A $650,000 home with a builder-paid buydown can easily outperform a $600,000 home at current market interest rates, once you run the actual numbers.
