Two Markets, One East Valley: Navigating New Construction

If you’re shopping for a new-construction home in the Valley east of Phoenix, the precise location you choose will determine which real estate market you will be dealing with.

Chandler and Gilbert have essentially been stretched to their limits. New land is scarce, so what’s left is largely infill projects, high-end custom lots, and the last phases of communities that broke ground years ago. Prices reflect that scarcity: Chandler’s new-home average sits around $950K–$1.05M (though that’s skewed upward by luxury and custom product), with entry points for townhomes and condos near $435K. Gilbert isn’t far behind, averaging $700K–$900K. If you want a new build in either city, expect fewer choices and a premium price tag — you’re paying for proximity to an above-par infrastructure with a mature job market anchored by Intel, Microchip, PayPal, and NXP.

Queen Creek and San Tan Valley are a different story and a different market entirely. These are the East Valley’s active growth frontier — 220+ subdivisions in Queen Creek and 200+ communities in San Tan Valley, with roughly 400 homes under construction in each area right now. Pricing is dramatically more accessible: Queen Creek averages around $688K, while San Tan Valley averages closer to $485K, with attached-product starting prices as low as $234,990 in either city. Nearly 50 builders are actively competing for buyers in each market.

Mesa sits somewhere in between. Genuinely large-scale new construction (300+ active communities, 111 builders) results in a price range wide enough to include everything from entry-level homes to the luxury end of master-planned flagships like Eastmark and Cadence.

So which market is “right”? It depends on what your focus is. If highly-rated school systems and an existing infrastructure matter most, Chandler or Gilbert is worth the premium. If you want the widest selection of floor plans, the newest amenity packages, and meaningfully lower price points — and you’re comfortable with a business framework that’s still catching up to the growth — Queen Creek and San Tan Valley are where the action is. The middle ground of Mesa might be your target if you’re looking for an entry-level home for short-term investment with designs on moving up in the future.
