Video: Outdated Bathroom? Here’s How to Modernize

Home Sellers often ask what they can do to help their home sell quickly for top dollar. Updated kitchens and baths have a permanent place on almost every home buyers wish list.

A modernized bath is one of the most marketable features for any home listed for sale. Some bathrooms need only a focal point or a good de-cluttering to make them look staged. Others could do with a complete remodel. If your bath lands somewhere in between, the video below provides some well thought out suggestions.

A few of my own observations not touched on in the video are features that add value, and that home shoppers frequently notice and appreciate:

Tile Plank Flooring. This is one of the few flooring materials that is an appropriate choice as both an overall surface throughout the home, or in a limited capacity for a single area such as an office or bathroom. Plank tile flooring can closely resemble wood yet is super easy to care for, not to mention nearly indestructible.

No Bath Tub. More and more home owners are replacing their bath tubs, or combining separate tub and shower in favor of a spacious walk-in shower. Walk-ins can be anything from a snail shower to a luxurious glassed-in space with multiple shower heads and steam options.

Trough Sinks. Bring on the contemporary! A trough sink can add modern style and function to any bath, but smaller bathrooms really benefit from this unique feature. If there’s no room in your current bath for a double vanity, a trough sink can provide the same benefits in a more compact package.

Energy Conscious Details such as low-flow shower heads, water saving faucets, eco-friendly and dual-flush toilets, energy-saving lighting fixtures. Also worth mentioning is in-floor radiant heat, not only does radiant heat save energy but it adds an indulgent quality at a modest price.

Welcome to Today’s Home Update, I’m Amanda.

Are you suffering from an outdated bathroom? Never fear, here’s a bit of inspiration to bring you into the modern age.

For a bolder look, use a single material throughout the room, for example run the same tile you select for the floor up the walls, across the vanity, around the shower, even up to the ceiling.

Try a timeless tub. Freestanding tubs were once associated with older, outdated homes but these stand alone vessels are back in vogue. Give your tub extra star power by setting it against a backdrop of tile or reclaimed wood, and punch up the style with stand-out fixtures.

Float your vanity. Floating vanities, also known as wall-mounted vanities mount directly to the wall providing more floor space and creating a streamlined look.

Infuse unexpected color. Bathroom fixtures can be a source of color. Bold brass and gold tones are in style, or for something completely different explore a new look like solid black fixtures.

Introduce ample lighting. If your bathroom has a window, ditch any coverings that will restrict natural light and instead rely on textured glass windows that provide privacy while allowing light to shine freely.
