Who should consider New Construction?

Anyone who is frustrated with the current availability of resale homes. A new construction home is the ideal choice for buyers who are tuned in to the limitations of our current real estate market. Rather than settling for a home that doesn’t quite suit your needs, you’ll discover that builders, who also understand today’s market, can be persuaded to go the extra mile to accommodate you.

How do I find the best deals? 

This is where you need to use caution. Did you know that when you visit a building site on your own, without your agent, you have already given up your right to any representation? The sales agent at the construction site works exclusively for the builder, meaning any deal you make, any contract you sign, will naturally be to the builder’s advantage. In order to negotiate the best deal for you, always visit a new construction site along with your Realtor. I frequently scout out new construction in the area, both with clients and in my spare time. I can tell you what the construction site rep will not, like which local companies prioritize quality, which are offering the best bonuses, and what other communities might be popping up nearby.

Why is New Construction a smart choice right now?

I feel like a newly built home is always a good choice but never more than right now. If you know where to look, you can find home builders who are offering valuable incentives: mortgage rate buydowns, closing cost assistance, customization and upgrades in flooring, cabinetry, and surfaces, premium lots, and extended warranties.

One other important thing to note: many new construction listings will never appear in MLS. So how would you find them? How do you know who’s building where?
