According to BankRate, more than 13 million Americans work from home. That makes a home office one of the most requested features for today’s home buyers.

Home offices range from a private, dedicated space to an unused back bedroom. Some home buyers require an independent, outside entrance, some have need of additional space to welcome clients, while others seek as much separation as possible from every-day living quarters.

Whatever your home office requirements, configuring your space to suit your specific needs is paramount. The video below provides a few simple suggestions to assure that your home office is as convenient as possible for you.

As an aside for Home Sellers, there are a few things I’ve discovered about the appeal of the office in homes for sale. And even though office fixtures are rarely included in the sale, the perception of your home office and ultimately your home, may depend on these details. Home staging applies to your office too!

  • Good lighting is essential. If your office has multiple windows, all the better, however window coverings on any and all windows should be raised or open to admit as much natural light as possible. All directional lighting should be left on during showings. A dark office appeals to no one.
  • Remove that antique, oversized banker’s desk and replace it with an inexpensive, open work table or sleek studio desk and minimalist contoured chair. Shelving too should be minimal, remove all but essential shelving, files and storage containers. The more space your potential home buyers can imagine, the easier it will be for them to visualize themselves working there.
  • Remove framed photos, art pieces and most everything else from surfaces. Put all paperwork away, for both their imagery and your privacy. Clutter gives any office a claustrophobic vibe. Most people working from home are happy to be out of the cubicle environment so don’t recreate those cramped quarters in your home.
  • Eliminate smells. Your morning java and friendly fido may welcome you to your office each morning, but stale, lingering odors are not welcoming to a home buyer. Thoroughly clean rugs and carpeting, wipe down walls and all surfaces with a neutral scented cleaner.

Give your home office an upgrade by splurging on inspirational or exciting decor.

  • Focus on lighting. The best bet is to set up your work station by a window. And be sure to incorporate lamps into the space. They will come in handy when working after hours.

  • Set yourself up for further success with a good storage system. While papers should be stored out of sight, they need to be accessible.

  • Lastly, create a signal to let people know when you’re in the zone.
