This video offers great advice for Home Sellers getting ready for their Agent’s Listing Presentation. I only take issue with one very small item. In her introduction Kelly mentions that Listing Presentations can be overwhelming. I disagree. If your agent is doing their job explanations and details will be complete, there will be no confusion, no missing or alarming information, and no feeling of being overwhelmed. As a Home Seller, your job is simply to set aside enough time to ask any and all of the questions running through your head. No question is too small, no question is insignificant.

Welcome to Today’s Home Update, I’m Kelly.

The typical Listing Presentation can often leave you overwhelmed. To glean as much information as possible, ask the agent these questions.

-What did the last home you sold in this area, go for? This will give you an idea of the going rate in your neighborhood, and also how familiar the agent is with your neighborhood’s home values.

-How will you expose my home, and how will you follow up with leads? Any good listing presentation will show how your home will be promoted on linen But be sure and also find out how the agent follows up on leads. How quickly they respond. How do they keep the lead engaged? And what sort of information do they provide?

-What’s your opinion on Open Houses? Many agents believe Open Houses aren’t worth it, so ask your prospective agent, “Will you hold and Open House on my property?” and if so, what will you do to make it worthwhile?

-What can I do to make my home sell for a higher price? Ask what enhancements would be worth your while in terms of selling price. Don’t invest money in renovations that don’t translate directly to the bottom line.
