Video: You Can Skip the Home Inspection, But Should You?

I’ve never recommended that a home buyer skip the home inspection. Occasionally a buyer feels they’re qualified to do their own, and sometimes it’s done by a friend or relative, but skipping it all together is ordinarily unwise. Home Inspectors are trained to seek out minutia and things that most of us have never encountered. The Home Inspection might give you bargaining power, or it can provide peace of mind. In my humble opinion, even new construction homes should be given the once-over by a good home inspector.

On the other hand, I have never recommended that a home seller get a home inspection in advance (but that’s a whole other blog), and even if a buyer is offered a home inspection that a Seller has in place, I would advise the buyer to employ their own inspector.

As a Seller, a home inspection can offer potential buyers peace of mind that they won’t face costly repairs right away. If repairs are needed, the inspection offers you a chance to take care of them before you list your home.

Even if you’re not planning to sell your home, an inspection can uncover problems before they turn into major repairs. A home inspector can look for foundation damage from termites, wiring and electrical problems, water leaks, and other things that left unchecked can lead to costly repairs.
