Few home buying experiences are more satisfying than that of New Construction. ‘Shiny new and untouched’ aside, there are several tangible benefits to owning a newly built home: repairs are unlikely in the first few years of ownership, details like cabinets and counter tops, lighting, fixtures and appliances are ones that you’ve chosen yourself, in general new construction homes are more energy-efficient and space has been better thought out than in an older home.
There’s a lot to know when you’re purchasing any home but buying a brand new home is an entirely different undertaking. There are a few cautions and considerations in the purchase of new construction that you should be aware of. A wise move would be to choose the builder before choosing a model. A responsible builder’s reputation has been hard-earned and they have no problem standing behind their product. A few simple suggestions: 1) Walk around the neighborhood and talk with current home owners. 2) Speak with your Real Estate agent- they’ve probably have handled the resale of homes constructed previously by the same builders. 3) State and local licensing or consumer protection agencies are certainly aware of any complaints and city planning boards have information on timelines and current permits.
New Construction homes are not always easy to find. Most builders do not list their homes in MLS so the average home search will not bring up many newly built properties. The builder’s sales people are knowledgeable but no matter how pleasant they may be to you, they work for the builder, not in your best interest. Furthermore, they can tell you everything about the neighborhood they are working in but they cannot and will not tell you about other neighborhoods or other builders.
