When you’re renting a home you generally don’t live there long enough to notice long-term changes in the property so you might be completely unaware of any damage caused by your actions. If you’re new to buying a home, you’re going to want to be forewarned about a few common homeowner mistakes. The video below is a great start.
Home Inspectors routinely point out damage caused by a homeowner’s missteps and will advise on how to avoid these things in the future. Two typical casualties are roof tiles and ground-mounted AC units.
Roof tiles look sturdy. They are not! Tiles are easily cracked and because they’re installed overlapping the layer below they are susceptible to cracking. Any fracture will interrupt the flow of water, exposing the underlayment below and resulting in roof leaks. What’s the most frequent cause of cracked roof tiles? Walking on the roof to install Christmas lights!
Ground mounted AC units require only yearly maintenance, unless you have pets! For some mystifying reason, pets often choose to urinate on AC units. The acidity decays the exterior of the unit and consequently the coils are corrupted, ultimately bringing about failure of the unit. Simple, inexpensive fencing will alleviate the problem.

A new home is one of the biggest purchases you’ll make in your lifetime. Avoid spending more by steering clear of some new homeowner mistakes.
Don’t store household good on garage and attic trusses. Garage and attic trusses are designed to support the weight of the roof and ceiling and not anything else. Storing items in these areas can result in sagging and possible collapse of the roof structure.
Don’t disconnect bathroom and laundry vent fans. Bathrooms and laundries are areas of high humidity. Failure to use the vent fans can result in water getting into the drywall, electrical outlets, or even the framing members.
Don’t walk on the roof. Slips and falls can cause injuries. And you are likely to break or scuff the roof covering and cause leaks. Cleaning gutters should be done from a ladder and retrieve wayward objects with a ladder and telescoping pole.
Don’t overload upper cabinets. While lower cabinets rest on the floor, upper cabinets are hung from the wall using screws or nails. Heavy dishware or glassware may load the cabinet beyond capacity. Place heavy china and cookware in the lower cabinets.
