A smarter question to ask yourself may be “Why would I not want an agent?”. Buyer representation is FREE. Paperwork and coordination of the transaction is a huge consideration as are both negotiations and legal issues. State regulations require certain forms and disclosures. Contract dates are crucial, you can “fall out of contract” simply by overshooting just one of those dates.
When you call on a For Sale sign, visit an open house, or contact a listing agent, you have already deprived yourself of some of your home buyer’s rights. The agent representing a listing is bound by fiduciary duty to the seller. That means that their first obligation must be to act in the seller’s best interest.
Your best interest as a home buyer is served by choosing your own agent in advance to represent you. As a buyer’s agent, I have saved my clients thousands, sometimes tens of thousands of dollars.
