As a potential home seller, what repairs should I do?

Start where the buyer will park their your car and do a complete walk-around, inside and out, with notebook in hand. Notice EVERYTHING; landscaping, scuffed walls, dripping faucets, soiled carpeting, missing or broken electrical covers. If you see it, buyers and their agent will see it, not to mention the home inspector.

Home buyers also take notes and you want potential buyers making only positive notes.

The two most common, and I might add most noticeable, negatives are scuffed walls and dirty carpeting. This may not seem like much to you but the fewer negatives there are to notice, the closer your home will be to the dream home that buyers are looking for. It may cost you a small amount to remedy these things but you will likely gain thousands in negotiation power.
