More than just an inventory of basic amenities like number of bedrooms and baths, your listing description should pique the imagination of potential home buyers. Of course every home has a kitchen, but is yours sleek and contemporary or a warm, cozy gathering place? Does it feature an abundance of cabinetry and work surfaces or is it compact, smart and efficient? How much storage space is throughout the home, where is it located and what is it capable of accommodating? Maybe you’ve upgraded your living areas. Are these practical, valuable upgrades? Complete renovations? A restoration of historical detail or an aesthetically pleasing refresh of paint and carpeting? Which design elements are trending and what necessities are today’s buyers most concerned with? Your agent should be well informed and compose your narrative accordingly.
The property description is second only in importance to the photographs. Furthermore, photos in the midst of the current pandemic have become, in some cases, the actual as well as virtual showing or viewing of the property. Dark or blown-out, crooked and out-of-focus images can make even the most attractive home appear less than desirable. Pictures should highlight spaciousness, architectural characteristics and upgrades, not personal property. A snap of the bed in the corner of a bedroom tells a home buyer “there’s nothing to see here”. But angle the shot to include a wood floor, walk-in closet, attached bath or garden view outside the window and a story of comfort and convenience emerges. Take photos of the same setting from multiple angles so that buyers can envision the design of the home in addition to the details.
First and foremost your goal is to attract as many potential home buyers as possible to tour your home, but in order for a home buyer to then consider your home ‘offer worthy’, the actual product must meet the expectations created in the listing. Be imaginative with both photos and property description but always, always be honest.

When you sell your home, you want to make it sound as desirable as possible in the listing so that as many people as possible take a look, either in person or virtually. The more potential buyers who view your home, the higher your final sales price is likely to be.
Therefore, it’s important to choose certain amenities to detail in your property description, ones that are sure to pique the interest of home shoppers. Consider discussing the following amenities with your real estate agent:
Updated Essentials
When people purchase a home, they want to be sure that they won’t be met with large, unexpected costs a few years down the road. List as many updated essentials among your home’s amenities as possible, to garner more interest from potential home buyers. For example, if you have recently replaced the HVAC system, be sure to include this in the listing as it is a detail that may not be noticed when buyers tour your home, yet it will make a big difference in possible future expenditure.
Lot Size
As people continue to realize the value of owning a standalone home, one of the more desirable features might be a large lot. While not everyone will want a huge yard, this is certainly a significant feature. However, if you’re going to advertise your lot, it’s important that it be well-maintained so as not to overwhelm potential buyers with visions of extensive landscaping.
Storage Spaces
Something that’s often overlooked when people list their for sale, is storage space. It can be challenging to organize multiple closets to be photographed for the listing, but storage is crucial to home buyers, especially if in a larger home. Buyers are looking for plenty of space to stash their belongings, hobbies and equipment, without causing a cluttered appearance.
Updated Kitchen
A kitchen is the one room that can make or break a home for many buyers. If you’ve recently updated your kitchen, don’t hesitate to show it off in the listing! While your preferences may not appeal to everyone— since all buyers have different tastes— if you’ve done a good job with the remodel, it will show buyers that you take care of your home and are serious about finding the right buyer.
As times change, so too do the features that people find desirable. If it’s been a while since you’ve sold a home, or if you’ve never sold a home before, trust your agent when it comes to features to include in the listing. This will ensure that you don’t make mistakes that could turn off buyers, insuring your sales price is as advantageous as possible!
