Should I stay home during a showing to help out?
A definitive NO. Both you and the buyer will be uncomfortable.
If a buyer is uneasy looking around, checking out closets and cabinets, or commenting on your home to their Realtor, they will quickly leave before they’ve seen everything.
Home Buyers need to discuss features and compare and it is inevitable that they would feel awkward doing this in front of you. They will rush out too soon and what they’ll remember is the last house they were looking at, not yours. What they will remember is not the features of your home, but their own discomfort there; how it felt like they inconvenienced you, how it seemed like there wasn’t enough space for all those people, and how embarrassed they were to be invading your home… that is not a place they’re going to want to live.
In addition you, as a Home Seller, should never be available to spontaneously answer questions. That’s what you’ve hired me for.
