I get this question from home sellers a lot, and under the ideal circumstances I would probably be able to predict a time frame with a fair amount of accuracy. But ideal circumstances rarely exist.
Believe it or not, the time it will take for your home to sell is entirely up to you! There is no typical “time on market”. The timing in each individual case will rely on condition of your home, location, ease of showing, and most importantly, price.
I can tell you what the market is doing in general but your home, even in our Arizona world of “all houses look alike” is unique. Maybe you’ve made improvements or upgrades. Maybe your neighbors don’t take care of their property like you would or maybe it’s even abandoned.
Take EVERYTHING into consideration, comb through comparable properties, definitely have a lock box, then put the RIGHT price on your home. Then it’s possible for me to tell you how long it will take to sell.
